This Detailed Narrative was Prepared by the Seller
and we couldn't say it any better.

Our family will be leaving State in the upcoming year, so we have decided to sell our cabin. It is a 463 ft2 dry cabin, with an outhouse and approximately 350 feet of lake frontage and 3.19 acres of land. It is just South of the Mat-Su borough, so no property taxes needed here!

This is a 2-story cabin, with a full/queen bed as well as twin bunks upstairs. The lower level has another twin upper bunk, as well as a full-size pull-out futon lower and a couch. With the current configuration, the cabin sleeps 4 downstairs and 4 upstairs comfortably, with additional floor space for more.

The kitchen is downstairs and includes a full-sized propane oven and stove. The cabin is heated by an oil-burning stove with a carburetor, so no power is required to start it. With the heat turned to high, it burns less than a gallon of diesel a day. A newer Champion 3500W Weekender generator is included, and a separate noise-blocking generator shack sits across the back path to the cabin.

The cabin has fantastic cell reception, and we can easily stream movies and work from a computer. We have a desk setup upstairs with additional monitor, and both my wife and I have worked remotely from there. We usually bring in jugs of water during the winter but use a Berkey filter to purify lake water in the summer. A foot-powered camp sink is included.

It is approximately 2.5 miles off Lake Louise Road as the "crow flies" and is easiest accessible in the winter. Our neighbors can access this property by 6x6 and SXS, though we often hike in and live off the stored provisions supplied by sled in the winter.

We have a small refrigerator/freezer- cooler that runs off either AC or DC. When we rode our SXS in, we used it to bring fresh and frozen foods in. Also cools beer nicely on hot summer days.

It is a great place to snowmachine, with hundreds of miles of trails around. The Lake Louise Lodge is also a great place to stop for a burger and a brew- about 30 min by sled.

Our favorite aspect of this cabin was having a warm home-base to drive up to after a day riding trails and bombing through deep-powder swamps. We much preferred this to either a hotel or driving back to Anchorage after riding.

Included with the sale: All furniture except for the 8 dining chairs (we have 4 other type chairs we will leave) and 2 footstools. 17-foot Coleman Original Scout canoe Blow up 4-person raft 42" flat screen TV DVD player Dell computer monitor Microwave/ Air fryer Small refrigerator/cooler that runs on AC & DC Locally made fire ring with laser cut salmon on the sides.

    This Price is: $125,000.-
Just past Mile 11, Lake Louise Road, on the west side is "Bob's Lake parking lot", Trail Head.
