    INTRODUCTION:

    We mushed the Yukon Quest and the Iditarod and own this remote property, located apr. 4 miles up the Sushana River from the infamous bus where "Chris McCandless" lived and died as portrayed in the book and movie, "Into the Wild".

    It is bordered on 2 sides by Denali National Park and state recreation land on the other 2. The property currently has a small cabin (12' x 12') on it.

    We planned to build a log lodge on this property where we could offer wilderness dog sled tours around the Denali Park area and to the famous bus in winter and hiking tours in the summer. Plans have changed and we are now offering this property for sale. Alaska and the especially the Stampede Trail area, have a strong history of dog teams being used for freighting. Dog teams moved mail and supplies all across Alaska in the early part of the 1900's. In Denali, dog teams were used to patrol the park and freight supplies for expeditions on Mt. McKinley. Dog teams were also used to supply the mining community of Kantishna.

    LOCATION OF BUILD:


    The property is located 28 miles west of Healy on the Sushana River, Bordering Denali National Park on two sides and Stampede Recreational Area on the other 2 sides.  It is 4 miles upstream from the Into the Wild bus. It is in a perfect location for a backcountry lodge for mushing into and around Denali National Park and the Stampede area.  Summer hiking trips could be done into the park from this location as well.

    STRUCTURE:

    The structure was built around 2000 by previous owners who were dog mushers in the area. The property was staked by the previous owners and recorded by the state of Alaska in 1979. They used this as a winter mushing camp while training for Yukon Quest and Iditarod races. They planned to build a larger log cabin that would attach to the existing frame cabin and would utilize the existing cabin as an arctic entry.

    It is stick frame construction with asphalt shingle roof. The inside has fiberglass insulation and vapor barrier, but has not been finished completely. It is usable in this condition. It has a wood stove for heat and several oil lamps for light.

    LAND:

    Located on 2.9 acres located at the headwaters of the Sushana River. The River is a small stream at this point.  The property consists of white spruce, cottonwood, black spruce, birch and aspen. The property is located in densely forested riparian zone. The property is mostly flat and has many good building areas. Views of mountains to South can be achieved easily by removing some of the surrounding vegetation. The surrounding area between drainages consists of open tundra. This property is completely surrounded by State land. Denali National Park Wilderness boundary is several hundred meters to the south and Denali Preserve several hundred meters to the west of property.

    RECREATIONAL POTENTIAL:

    This property is located within state land that is used extensively for hunting, trapping, snow machining, dog mushing, skiing, fat biking, etc.

    It is located within a few hundred meters of Denali National Park and Preserve, providing quick direct access to Denali National Park. Snow machines can be used in the preserve once Park decides that there is enough snow. Wilderness boundary strictly prohibits use of motorized vehicles to the south. But great hiking can be reached from the property.

    COMMERCIAL POTENTIAL:

    The property is located in a great spot for back country eco lodge. Either winter or summer. Mushing, hiking, hunting, potential is huge.

    ACCESS:

    The property is located 28 miles West of the end of Stampede Road. The Stampede trail can be taken to the old bus where the trail meets the Sushana River. From here one can use trails to access the property. In winter trail is often put in across tundra from the Teklanika River crossing in a straight line to the back side of the property. One can also take a Denali National Park bus into the Park and get off at a point straight south of the cabin property and hike approximately 9 miles through backcountry to access the cabin. While I have not accessed the cabin in the summer, I have confirmed access with people who have been there by hiking or ATV, so it is doable with expert backcountry skills and a certain amount of risk. Winter access is best by dog team, snow machine, skis or fat bike. Because you are crossing state land to access property, there are no legal concerns with access.

    There is a relatively clear and flat bench to the east of the property on state land. I believe a ski plane could land here after scouted and packed by snow machine. Helicopter can also land on this bench. A sizable lake is located approximately 2 miles east that float planes could land on. An ATV could be driven between lake and property.
