It has been about 20 years since we sold to the (then) young couple the place they always dreamed about. Living in the absolute wilderness with no neighbors or private property in sight, no road access only a floatplane accessible lake. Only a 15 minute flight brings you back to civilization.
Well, they did it all! They lived off the land for awhile and then decided to share their life experience with a few select guests and only when they felt like it. So that is when the name of “Caribou Lodge” was born.
As time went on the friends brought more friends and a few extra cabins were built, but they always kept the integrity of the land, having only a few people now and then to share their life experience with; listening to the owners endless stories about the Bears, Moose, Caribou, Dahl Sheep, Dog Mushing, Northern Lights and other awesome experiences.
So the children grew up and moved on and it is time to have someone else who is looking for this type of lifestyle to take over, be it just as a Private Retreat or invite a few friends and maybe, just maybe you want to make a full fledged winter and summer business out of it (although it would break the owner’s heart if the place would ever be overrun by people).
In all my years in real estate we have only sold about a handful of properties where there are no neighbors, so needless to say it is a: Rare, Rare Find and as with anything in real estate it is availability and location. And with the breathtaking views (Mt. McKinley, Alaska Range, Talkeetna Mountains and the Susitna Valley) this property offers there is no doubt in my mind it is impossible to duplicate.
So the choice is yours, if you want to have your remote retreat all to yourself or now and then let some guests share the experience with you and make a little income to subsidize your lifestyle.
The owner, who used to be an experience log builder out of Montana, clearly did a master piece of construction, all done with his own hands and tools. Quality and thoughtfulness shows throughout. Be it the root cellar or the shower house or their own accommodations in the main building, everything is nice and clean as it can be.
PS: Almost forgot to mention that one may want to practice your fly fishing on this tranquil lake. It may surprise you.
Please take a look at the pictures so you can see for yourself. What will it take to own this place? It is $499,000.- at this price you could never duplicate what is there.
Needless to say, all sellers prefer cash but in this case, the seller may consider 50% owner finance (as bank financing is not available for these remote locations) to a responsible party. The terms would be negotiable. But as he said, he did not want to play banker for the rest of his life, so I would say a 5 – 7 term may be acceptable.
The owner wishes that all contacts and appointments are made through our office. Well, I guess that is what he hired us for anyhow. And please no “Tire Kickers”. We do need financial proof/ capability from any perspective buyer; i.e. bank statements, financial information, etc.
Thank you for your consideration. Bernie Vockner, Broker
