This property is located apr. 65 air
miles north westerly of Anchorage in a
road-less area with access being by float
or ski plane, boat or snowmobile. It is
about a half hour flight from Anchorage
or about a 2 hour boat trip from the Deshka
Landing near Willow.
Located in the heart of some of the finest
Salmon fishing in south central Alaska
and only about 3 miles upstream from Lake
Creek or about a half a mile from the
mouth of Fish Creek on the south side
of the Yentna River.
This area is best known for its magnificent
King fishery, starting in early June and
running until early July, thereafter you'll
find Red Salmon or the acrobat and feisty
Silver Salmon until the latter part of
August. From then you will have some excellent
Rainbow fishing in the Lake Creek area
or Pike in some of the surrounding lakes.
There is a large Bear and Moose population
throughout the whole river system. Also,
when the Hooligan are running you will
see literally hundreds of eagles as they
try their "claw" at fishing.
The buildings were built in the early
80's and have been operated as a "basic"
lodge operation during the King and Silver
Salmon season. The owner lost his life
in a tragic accident and we are handling
the sale for the estate.
There is room for roughly 10 people in
basic wood frame cabins with the main
lodge serving as the mess hall and a place
to swap those fish stories. The place
comes equipped with cooking utensils,
bedding, a generator and other such items
to run the business.
Some of the inventory has been sold
and therefore the reduction off the appraised
price from $250,000.- to a sales price
of $225,000.- $179,000.
Hard to believe, but there is actually
a DEC (Dept. of Environmental Control)
approved well and septic system, we have
been told.
"Inventory to be
verified at the time of inspection."
(See additional building information,
etc. on the enclosed Appraisal
Report.)
